Cutting Through The Chaos...

30th September 2022 right around midnight, the Singapore Government implemented a new round of cooling measures.
Over the course of the next few days, some policies were fine-tuned to better cater to the market, and over the same period of time, many reports and videos were published to address the cooling measures itself - you can watch my team mate's Yan Ling's video here (please give it a like and follow her for more!!!). So I will skip the commentary on the cooling measures as well as its impact! Instead, I will share with you the conversations that I've had with clients in the last week and summarize them below with 2 case studies. Contrary to popular belief, as a realtor our job really is not to merely sell you the dream home or sell your home to the highest bidder or present to you what asset progression can bring about for your retirement! More often than not, our job is really to present you with an objective point of view so that you can make the decision!
Sell high, Buy even higher?
We started our discussion on the merits of selling their property at this current market cycle as well as the drawbacks! Throughout the conversation they were focused mainly on the high price that they will paying for their next home, which of course is a big concern and rightly so!
I then turned their attention to their current home and if they can find any efficiency in their current space to cater for their growing teenage children or would it be a good time now to change to one with a more optimum layout for their evolving needs?

And further to that, I also shared with them the often ignored factor; unit's layout! In a up swing market, where supply is low, a less than efficient layout may still fetch a good price but will it stand the test of time during the market downturn? Will it suffer from price depression and in the longer term impact your future planning?
We ended our discussion with a clearer objective with a solid plan to optimise their real estate holdings to weather the different market cycle!

In my other meeting with my long time client who sold their investment unit and am unsure what they should do next as they read headlines of rate hikes, impending recessions, market slow down and cooling measures in recent weeks!
... as opposed to going into the market with herd mentality!
Their first instinct was to adopt the good'ol "wait and see" approach, that's until I presented to them a very narrow window of opportunity where they can take advantage of today's bullish rental market and own a freehold property in a prestigious address right in the heart of the city!
Recognising that they've worked hard to be in a position where they can park aside funds for property investment, we worked out the numbers and cross-checked it against the many metrics as well as official statistic to ensure our plan was sensible and the risk were within the boundaries that we've set previously!
With that in mind, they now have a better understanding of the market cycle and the opportunities that can arise from such market conditions! And more importantly, they can sieve through information critically as opposed to going into the market with herd mentality!
Is It 100% Win?
Real estate purchase comes with risks! And only with clear understanding of such risks! Presenting the data and facts to our clients should be our top priority as I continue to strive to share my knowledge with my clients and in return the joy of empowering my clients is something that I find fulfilling!
